<p>Not long ago, one Washington politician looked at another Washington politician and called him a liar. Why is that news to me? Weren&#8217;t their lips moving? As the saying goes, it takes one to know one. Yes, it was rude to interrupt the man&#8217;s speech, but an apology was made and accepted. Politicians referring to each other as other liars is hardly a phenomenon. For instance, finish this sentence: Bush lied, people _ _ _ _. Remember that one?</p>
<p>Personally, I prefer that politicians express anger with one another. When our political heroes from the two major parties are going at each others&#8217; throats, I know that they are currently too distracted to be stealing from me. When we see them posing for pictures smiling, holding hands and slapping each other on the back, what do you think just happened? And who do you think will be paying for it? As I explained in my book &#8220;7 Life Lessons You Should Know,&#8221; professional politicians are not in the problem-solving business.</p>
<p>And while we are on the subject of political parties, I don&#8217;t particularly care for the animals that have been chosen to represent the major parties. Here is a brief run-down of the history of these two symbols:</p>
<p>The Democratic donkey was first associated with Democrat Andrew Jackson&#8217;s 1828 presidential campaign. His opponents referred to him as a derogatory slang expression for a donkey and Jackson defiantly chose to use the image of the strong-willed animal on his campaign posters. The image of the donkey was later used in newspaper cartoons by Thomas Nast and the symbol became famous.</p>
<p>Nast was also responsible for inventing another famous political symbol &#8211; the Republican elephant. In 1874, Nast drew a donkey clothed in a lion&#8217;s skin, scaring away all the animals at the zoo. One of those animals, the elephant, was labeled &#8220;The Republican Vote.&#8221; From that point on the elephant became associated with the Republican Party. Democrats say the donkey is smart and brave while Republicans suggest that the elephant is strong and dignified.</p>
<p>A donkey and an elephant. The entire political process has been turned into a zoo. We have entered the new millennium and I think it is time for an update. The two major political parties have gone through numerous changes since those symbols were introduced in the 19th century so perhaps now is the time for them to be revised as well. I would prefer to see a mongoose and a cobra replace the old world trademarks. It doesn&#8217;t really matter which party gets what symbol. A snake and a weasel seem to be much more appropriate for today&#8217;s political environment. Throw a hundred of those into the senate chamber and stand back. Now that&#8217;s politics that can keep my interest.</p>
<p>Civility in politics. Who needs it?</p>

<p>Setting up a chart of accounts is very easy, especially when you have an easy to use accounting software program.</p>
<p>To complete this task all you need to do is</p>
<p>1. Ensure each account type is distinguished in some way</p>
<p>This means that assets, liabilities, owners equity, revenue and expense are distinguished in some way. A great way to do this is to start each type of account with a different number. For example assets could be 1000 numbers, liabilities be 2000 numbers, owners equity be 3000 numbers, revenue be 4000 numbers and expenses be 5000 numbers. So for example accounts receivable might be account number 1015 and accounts payable be 2020. This is just one example of how to distinguish the account types but any method to distinguish them will work.</p>
<p>2. Ensure accounts are numbered leaving room for new accounts</p>
<p>You will want to number the accounts with space to insert new accounts. This means not numbering your accounts sequentially. For example you might have two types of investments you want to separate in your system. One being stock investments, numbered 1020 and one being bond investments, numbered 1030. By numbering them in this manner it allows you space for 10 accounts between 1020 and 1030 in case you need to add an additional investment of some nature to track in your books. How much space you leave between each number really depends on your business and how likely you will be to have to add new accounts.</p>
<p>3. Use a logical numbering system</p>
<p>Use a numbering system that makes sense to you. There is no right or wrong way so choose one that you are comfortable with and that helps you organize your accounts. With an easy to use chart of accounts you can save your self a lot of time trying to find the right account number when entering your journal entries.</p>
<p>What also plays a big roll in how you set up a chart of accounts and how easy or hard it will be is dependent on the program or software you are using. For example with Profitworks&#8217; Easy To Use Accounting software all you need to do is type in the account name beside the appropriate type (asset, liability, owners equity, revenue or expense), selecting a number and then typing the name of the account beside the chosen number. <p>I don&#8217;t do a great deal with charting. While there are some who search through charts for price patterns, I&#8217;ve found that charting is useful for telling you where you are, but not that useful for telling you where you are going. Nevertheless, every investor should know the basics about charting, if for no other reason than to understand what other people are looking at and the predict their reactions. Here are some of the basic definitions that every stock investor should know:</p>
<p><em>Chart</em>: A chart is a graph of price over a period of time. The most basic form of a chart is a line chart, which consists of a plot of the closing prices. A more useful chart is a OHLC chart, which plots the Open, High, Low, and close for each day (or week or month). This chart is more useful since it shows where a stock traded during the period, rather than just a point in time, which tells more of the story. Candlestick charts, which as colored or open boxes depending on whether the stock moved up or down during the day, are another refinement.</p>
<p><em>time frame</em>: There are different time frames, which correspond to the length of time represented by each point on the chart. For example, a chart that plotted a point each 15 minutes, and spanned a day, would be a very short-term chart. A chart that plotted one point per day and extended a couple of months would be a short-term chart. An intermediate-term chart would have points that represented a few days or so and cover several months. Finally, a chart where each point was a week or a month, and covered a few years to a decade, would be a long-term chart. I&#8217;m typically concerned with the long-term trends, so I look at charts of several months to a few years or a decade in length.</p>
<p><em>Trend</em>: A trend is the current movement of a stock. A stock will always be in an uptrend, downtrend, or drawing lines. We&#8217;ll cover these in a later post.</p>
<p><em>pattern (Bull or Bear)</em>: Certain patterns are commonly seen that foreshadow specific price movements. One that would indicate the stock is ready to go up would be a &#8220;bull pattern&#8221;; one that indicated a decline in price a &#8220;bear pattern&#8221;.</p>
<p><em>floor or support level</em>: A price at which the stock traded at for a while before moving higher. When the stock hits that price, it tends to not move below it.</p>
<p><em>ceiling</em>: The opposite of a floor. Here the stock price is below the ceiling, and it may be difficult for the stock to get above the ceiling.</p>
<p><em>moving average</em>: An average in which the closing price for a specified number of days are added together and averaged. Each day a new day is added and the earliest day in the average dropped. Moving averages tend to smooth out the price of a stock and provide a clearer picture of what is happening. Also, a stock above its average may be pricey, one below it inexpensive. A 90-day moving average is a commonly used average.</p>

The annual dividend would equal the total dividend payout to shareholders for the past 12 months. <p><strong>2% = ( $1 / $50)</strong></p>
<p>Let us say the stock market has a major correction, and the stock price of company <i>XYZ</i> drops to $40 per share a week later. The new current yield would look like this -</p>
<p><strong>2.5% = ( $1 / $40)</strong></p>
<p>As displayed above, the current share price of a stock can drastically change the yield of stocks that pay dividends in very little time. Smart dividend growth investors use this and other equations to make decisions on when to buy a stock. A market correction may be the best time to start buying a healthy dividend paying stock.</p>

<p>What was that Deal of a Lifetime that you were offered that was supposed to make you instantly wealthy? A friend gave you a tip on a hot property that was far below market and could be bought for a song. So you rushed out, dropped a down payment and are now the proud owner of a rental property. Sound familiar? Too many people in this down market have been taken advantage of by &#8216;get rich quick&#8217; entrepreneurs whose only skill is to separate you from your hard fought-for horde.</p>
<p>These, then, are the traps set for the unwary, or initiated, or both. Did you pay money for an eBook or on-line course on how to find those &#8220;hot deals&#8221;? You most likely got ripped badly by someone purloining already free information. The best and easiest way to get that &#8220;hot deal&#8221; is to find yourself a good real estate broker and work closely with him or her.</p>
<p>Did you take out a second mortgage to buy that &#8220;Sweet Deal&#8221;? As long as that deal is vacant, you&#8217;re losing money on that second mortgage&#8217;s payment. A vacant place also has other expenses: power, water, sewer, trash, gardening, real estate taxes.</p>
<p>Did you see the lease that the current tenant has signed before you bought the place? The lease than lets the current tenant stay there at below market rents&#8230;forever&#8230;? Is the rent charged enough to pay for the property expenses AND your second mortgage AND whatever purchase loan you placed on the property?</p>
<p>Recognize that the way to wealth in real estate is to plan for the long term growth of wealth. Buy a single piece of income property that has definite and demonstrable positive cash flow. The net income after all expenses are paid leaves you with residual funds that you then bank. Build up that cash and when you have accumulated enough, buy a second piece of income property. Repeat this and you will grow your portfolio faster than you think.</p>
<p>Another trap for the unwary or newly-minted &#8220;land baron&#8221; is to attempt to use the increase in a property&#8217;s equity to then buy more property. In a growing market, where rents can be raised to offset expenses, that&#8217;s a reasonable assumption. But it is more prudent to use accumulated income as the source of the down payment. You are less likely to be trapped by a falling market with a large outstanding debt.</p>
<p>In sum, then, before you put an offer on an income producing property, perform your due diligence: ask for rent receipts or rent rolls that stretch back at least 2 years. Ask for all expenses and expense receipts back at least two years. Ask for the land owner&#8217;s federal tax records back at least two years. Pay for a reputable independent building inspector to carefully go through the property and advise you on it&#8217;s current condition and any deferred maintenance.</p>
<p>If you can afford it, invest in a good &#8220;Investment Calculator&#8221; software package that has the ability to quickly and easily give you a fair and impartial analysis of a subject property. What you want is a tool that allows you to sort through a large number of properties in a short period of time. Tools that require extensive inputs of arcane facts and figures are a waste of time. A proper Tool will give you a quick look analysis with minimal user inputs. But any Tool is merely that, a Tool, and not a substitute for your own due diligence.</p>
<p>The best advice is to work with a licensed Real Estate Broker. You might want to consider having multiple Brokers working for you. That way, you will get the widest exposure and coverage possible: Brokers tend to be parochial, show their own listings exclusively, and only work with what they know.</p>

<p>I made my very first investment in the stock market when I was ten years old. Ever since then I have been hooked! Now I check out hundreds of trades each year with the same excitement andenthusiasm, and each time try to find that one market at the right time that could dramatically create wealth.</p>
<p>If you would&#8217;ve been fortunate enough to invest $1,000 in Microsoft when it first came public, that initial investment would be worth close to $300,000 today. In the last 10 years America Online has been up 12,000% and it has come creashing lower as well! Although statistics like this are advocated regularly by journalists and brokers the majority of investors have a very difficult time staying in an investment for that long of a period of time even though they know they are in a good company The financial markets are a never ending source of temptation trying to lure you into a new position with each passing second. The belief that the grass is always greener in another market is a distraction that every investor eventually has to contend with. Even if you are a MUTUAL FUND investor the fact is that you are always looking for the BEST return available.</p>
<p>Years ago when I worked as a broker I was confronted with this dilemma. One of my clients told me that he knew the BIG MONEY was made in holding on for the LONG TERM but that he liked trading the short term swings. He asked my advice and I had to think long and hard for several days before I could respond.</p>
<p>Eventually, I presented him with the following strategy that literally combines the best of the TRADER and INVESTOR worlds. Traders are looking for the quick hit and run. Investors seek their advantage by looking at the long term. Long term investors quite often benefit from allowing dividends to be reinvested into purchasing more stock in the company and the very real possibility of the stock splitting in the future. If you combine both of these apparently opposite perspectives you end up with a very unique viewpoint that eliminates a lot of stress associated with decision making. This strategy will bring home the perspective that within every seed that you plant in the financial markets lies the promise of ten thousand forests. I refer to it as my FOREST STRATEGY! It is another way to make your short term efforts as a trader pay you dividends by also recognizing the importance and significance of long term investing.</p>
<p>Let&#8217;s say that your initial investing capital is $10,000. 1) Find a company, preferably in the Standard and Poors 500 Index that you understand and are familiar with. If you want to narrow down your group you can select companies that are in the Dow Jones Industrial Average which include only 30 stocks. These are established companies with long financial histories that can be researched to your hearts delight.</p>
<p>2) Study the companies Price Earnings Ratio. Where is the Price Earnings ratio now? What has been The highest and lowest points of the price earnings ratio over the last five years? Look to buy a company with a historically low price earnings ratio that is a leader in its industry. Use the Price Earnings Ratio as a guide. Don&#8217;t try to pick bottoms. 3) Look at a chart of prices to see what has happened recently and to determine where a good buy point is.</p>
<p>4) Place your trade with the intention of a 10% profit objective. Once you reach your profit objective, sell enough shares in the company to remove your initial $10,000 investment and only leave your $1,000 profit in that stock.</p>
<p>5) Repeat steps 1-3 as you search for another company to trade for a 10% profit and plant the Remainder for the long term.</p>
<p>6) Repeat, Repeat, Repeat.</p>
<p>The drawback on this type of trading is that when you are with a great company you do give up a lot of upside. However, if you look at the PROBABILITIES how many IBM&#8217;s, Aol&#8217;s, Yahoos! Or Microsofts are there out there in relation to the entire universe of stocks? What I personally like about this style of trading is that it eliminates the GREED factor that most investors have of trying to hold on for the top tick. Secondly it also allows you to build a nice diversified portfolio. Thirdly, trading becomes a very fun game with potentially lucrative long term implications. It is very possible to trade this way once a month planting a seed in a quality company that can easily become a Forest of Wealth for you.</p>
<p>Some trades might take the better part of a year to pan out. Some trades might achieve your profit objective in a matter of weeks or days if you are really fortunate.. Keep in mind that you still have to manage your risk on each and every trade. Let me be perfectly blunt, if you don&#8217;t manage your downside there will not be an UPSIDE&#8230; It is acceptable to use any of the RISK Management Techniques that I advocate by doing Partial Covered Calls and other Option Selling Techniques. When done correctly those techniques can dramatically accelerate your returns.</p>
<p>I must admit that I truly enjoy this type of trading. (My broker likes it as well as it generates many more commissions for him.) However, part of the reason that this method sits well with me is that I hardly pay any attention at all to my profits after I take them. It becomes very stress free to know that you have increased your wealth 10% and are just interested in planting seeds all over the financial landscape in companies that meet your criteria. I must however stress the point that you make sure that you are aware of the downside. This method is by no means RISK FREE&#8230;.but for the individual who likes to trade and invest simultaneously it truly is ideal.</p>
<p>Guard your investment principal at all costs and let your profits run. Just one more way to look at the bigger picture. Kind of like a Johnny Appleseed meets the financial markets. Many extremely successful investors do this with Initial Public Offerings as well. Study away.and remember,let&#8217;s be careful out there.</p>

<p><em>Struggling to strike a balance between keeping expenditure and turnover low, suppliers are modifying their starkly utilitarian factory complexes, bearing employee comfort and recreational needs in mind.</em></p>
<p>The growing demands of China&#8217;s new generation of workers are eroding the cost competitiveness of many export products, particularly those in labor-intensive industries such as garments, footwear and bags. Because of rising manufacturing costs and the decoupling of the yuan&#8217;s peg to the US dollar, profit margins for these products are estimated to be between 2 and 5 percent.</p>
<p>Hong Kong Small and Medium Enterprises Association chairman Danny Lau said low costs, inexpensive labor in particular, are one of China&#8217;s biggest competitive differentiators among global factories. While suppliers are still able to negotiate specifications with clients to avoid price adjustments, they may have no choice but to raise quotes if worker-related expenditure continues to climb. Should this happen, &#8220;many buyers will choose to source from Vietnam and other countries with lower production costs,&#8221; Lau said.</p>
<p>To reduce outlay, companies are moving away from the Pearl River Delta region. Guangzhou Canttro Extension Electronics (Group) Co. Ltd built factories in Hangzhou, Zhejiang province, and Wuhan, Hubei province. General manager Zheng Haibin said manufacturing in the cities along the Pearl River Delta is no longer as cost-effective, and that moving to the Yangtze River Delta region could save the company 10 to 20 percent in labor expenses.</p>
<p>&#8220;Many companies in the Pearl River Delta region offer higher-than-minimum wages, which range from 1,500 to 2,000 yuan ($221 to $295) per month, but employees still feel unsatisfied,&#8221; Lau said. He stressed that China&#8217;s workers should not compare their salaries with those in developed countries such as the UK, where hourly wages stand at about 7 pounds ($10.50). Instead, the average rate of 10 yuan ($1.50) per hour should be set off against what workers received 10 years ago, which was roughly 1.25 yuan ($0.18) per hour.</p>
<p>That belief, however, is not shared outside manufacturers&#8217; circles.</p>
<p>The Institute for Contemporary Observation director Liu Kaiming did his own research, which showed labor-intensive industries generally have a markup of at least 10 percent. One of the factory owners he talked to in Jiangsu province even said the factory would not accept orders if the potential profit is less than 20 percent.</p>
<p>If the profit margin is only 2 percent, Liu opines it would be better for the supplier to let a fund manager handle its money. Investing in a savings account, for example, could result in 5 percent earnings per annum.</p>
<p>China Labour Bulletin editor Geoffrey Crothall agrees with Liu&#8217;s findings. Crothall believes low profit is just an excuse manufacturers use to keep minimum wages from rising too fast.</p>
<p>Liu also debunks the claim that smaller plants are at greater risk. He said such factories can actually post higher gains as they have fewer maintenance and administration costs, and are subject to less expensive taxes.</p>
<p>Star Prototype China Ltd managing director Gordon Styles said labor costs generally account for 10 to 25 percent of export prices. A typical factory in China, meanwhile, can probably boost annual efficiency by an average of 5 percent.</p>
<p><b>Concessions to retain manpower</b></p>
<p>Even though labor-related expenses are eating significantly into manufacturers&#8217; margins, companies are improving working and living conditions to minimize turnover.</p>
<p>Many foreign-invested companies are setting a good example. At Styles&#8217; production facility, each dormitory room houses only five employees, which is lower than the usual eight to 10. Individual beds, wardrobes, desks, computers with Internet connection and chairs are provided.</p>
<p>Lau of the Hong Kong Small and Medium Enterprises Association, and China Center for Labor and Environment project manager David Abrahamson said some companies are building recreational facilities such as basketball courts. Others also organize regular karaoke or barbecue parties.</p>
<p>Availability of hot water in bathrooms is not common, but a welcome provision. Few factories currently offer this, and many of those that do limit supply to several hours per day.</p>
<p>More than these improvements, however, Liu believes employers should respect workers and not treat them like machines. Contracts should be honored, salaries given on time and factories kept safe and clean.</p>
<p>In addition, Crothall and Abrahamson think regular communication between management and staff is important. There should be a system where constant dialogue can take place.</p>
<p>Liu admits salaries, and the working and living environment have actually been improving in recent years. But he estimates it would take more than a decade before wages and conditions can be on a par with Western levels.</p>
<p>Between increasing monthly salaries and improving factory and dormitory settings, manufacturers find it more practical to address the latter. Building an outdoor basketball court, for instance, requires a one-time investment of roughly 50,000 yuan ($7,380). Raising wages, meanwhile, involves spending 10 to 20 percent more per employee each month.</p>
<p>Styles of Star Prototype said most foreign-owned enterprises are allocating funds to give workers a better living and working environment. Local businesses, however, are less willing to invest in such measures but are being forced to do so to minimize turnover.</p>

<p>From beginning to end the typical foreclosure in Kansas runs 147 days. Kansas is one of the few states that only allows for judicial or in court foreclosure. This means that the bank must seek the court&#8217;s permission to pursue the sale of the home.</p>
<p>The first step that the bank will take is to file a petition for mortgage foreclosure with the court. This petition is then served upon the home owner and any other named upon the home owner and any other named defendants. If any defendant cannot be located, then the notification of the petition can be done through an ad in the paper, once the banks attorney has been successful in getting this petition with the court. Should the homeowner/defendant not file an answer, the court will enter a journal entry of judgment. If the homeowner does not file an answer contesting the foreclosure, the bank and the borrower can mitigate the process and it can even go to trial.</p>
<p>When the judgment is entered in favor of the bank, the homeowner is given only ten days to pay the amount due. After this time, if the money is not paid, then the foreclosure sale can be scheduled.</p>
<p>The next step is the Sheriff&#8217;s sale. A notice announcing the sheriff&#8217;s sale will be advertised in local newspaper with circulation in the county where the home is located. This ad must be run once a week for three weeks. Within seven to fourteen days following the last day the ad is run in the paper, the sheriff&#8217;s sale will be held.</p>
<p>The sale begins with the opening bid being made by the bank. That price will always be the amount owed on the first mortgage. The highest bid offered at the sale is the winning bid and the new owner of the home. I&#8217;ve done a lot of research. I&#8217;ve attended many sales. The amount of money owed on most homes going to auction is higher that market value and certainly more than leaves any room for an investor to make money on a purchase. Ninety percent of homes going to auction these days are going back to the bank. They are not being bid on. This is due to the current swing in the economy. A couple years ago, auctions were a good place to find value in purchasing a home.</p>
<p>The high bid at the auction is given a certificate of purchase.</p>
<p>In Kansas the redemption period for the former home owner begins the day of the sale. The redemption period is the time allotted to the borrower/homeowner to regain ownership of the home if they wish to do so. There are two lengths of redemption periods. The time period is tied to the percent of the principle balance that has been paid off before the foreclosure begins. If more than one third of the principle balance of the loan has been paid off, then the former home owner is given twelve months to regain ownership of the home. If less than one third of the principle of the loan has been paid off, then the former home owner is given only three months to regain ownership of the home. To exercise this right of redemption, the home owner must pay the amount of the highest bid plus other interest and fees that apply. This would make buying back the house pretty expensive in most cases, so it doesn&#8217;t happen very often.</p>
<p>Once the right of redemption period has passed and the home has not been redeemed, then the sheriff&#8217;s deed will be recorded and the final transfer of ownership will be complete.</p>
